What a garage door actually costs in Omaha in 2026

Why the range is so wide

Three things drive it, and only one of them is the door.

Insulation. The jump from non-insulated to insulated is roughly $400 to $700 on a single and $800 to $1,400 on a double. Given Omaha's negative 5 degree winter design temperature and how many houses here have attached garages, insulated is the volume product, not the upsell.

Who you call. The same physical door carries very different prices depending on whether you reach a national brand dealer, a franchise, or an independent. None of them will tell you the number until someone has been to your house.

Tariffs. This is the big one and it is recent. Section 232 steel duties doubled to 50 percent in June 2025, and in August 2025 garage doors were pulled into the derivative product scope. Industry pricing peaked 55 to 63 percent above 2024 and currently sits around 35 to 40 percent above 2024 levels. C.H.I. raised prices about 6 percent in April 2026, Amarr about 5 percent, Clopay in March. If your last door was pre-2024, the quote you just got is not a mistake.

What should be included, and usually is not stated

  • Removal and haul-away of the old door
  • New torsion springs sized to the new door's weight, not reused
  • New rollers, hinges and brackets rather than transferring worn hardware
  • Balance and safety reverse test at the end
  • The permanent code label on the door

Ask any quote whether those are in or out. The gap between a $2,600 quote and a $3,400 quote is often exactly this list.

When you should repair instead

If the panels are straight and the door is under about fifteen years old, a broken spring or a failed opener is a repair, not a replacement. A spring pair runs a few hundred dollars installed. We will tell you this even though we would rather sell you a door, because the alternative is selling a door to someone who did not need one and having them find out.

Replace when panels are dented or delaminating, when the door is not insulated and the garage is attached, when sections have separated, or when you are selling. Garage door replacement is consistently among the highest return remodeling projects in this market.

The permit question

A like-for-like replacement in an existing opening with no structural change is generally exempt in Omaha. Any change to the header or the opening size is not. Confirm with Omaha Permits and Inspections at 402-444-5350, and note that working without a required permit quadruples the fee. Sarpy County jurisdictions administer their own permitting.
