Garage doors in Lincoln, NE
Lincoln is not an Omaha suburb. It is a separate metro of 291,082 people about 60 miles southwest, and it enforces a newer code cycle than anywhere in the Omaha metro. Lincoln also absorbed several formerly independent towns. University Place was annexed in 1926, Havelock in 1930, College View in 1929. Garages in those neighborhoods are frequently detached, frequently single-car, and frequently older than the code that governs replacing the door.

Local conditions
Lincoln enforces the 2021 IRC and 2021 IBC, along with the 2018 IECC and the 2023 NEC. That is a full code cycle ahead of Sarpy County and two ahead of the 2015 IRC referenced in Pottawattamie County, Iowa.
Under Section R609.4 of the 2021 IRC a garage door must be tested to ASTM E330 or ANSI/DASMA 108 and must carry a permanent manufacturer label showing the manufacturer, model, positive and negative design wind pressure, installation drawing reference and applicable test standard.
We did not obtain Lincoln's amended design criteria table from a source we could verify, so we do not quote a Lincoln wind number here. We confirm it with Building and Safety on every Lincoln job. Lincoln took an EF3 tornado on April 26, 2024, and no garage door at any price is rated for that.
Permits and code
Lincoln Building and Safety administers permits for the city rather than Lancaster County. 402-441-7882, 555 South 10th Street, Suite 203, Monday through Friday, 8:00 to 4:00.
Lincoln's published homeowner permit guidance lists decks, sheds, basement finishes, garages, fences over seven feet and wall removal. It does not address garage door replacement either way, and we are not going to interpret silence as permission in print. Call and confirm for your address.
Why Lincoln homeowners call us
- We drive to Lincoln at the same price we charge in Papillion. $1,240 installed for a single 9 by 7. Sixty miles does not appear on the invoice.
- Lincoln is on the 2021 IRC while the Omaha metro is on the 2018. We track that difference so your door label meets the code your inspector is actually holding.
- Detached single-car garages in Havelock, University Place and College View usually take a 9 by 7. That is the $1,240 door and we will not upsell you to a double that does not fit the opening.
- Our doors are manufactured in China to our specification. We say so up front rather than letting you find it on a sticker.
